When it comes to pricing your real estate for sale we can spin the wheel of fortune and grab a number from mid-air, or we can start a family feud by getting too many opinions, but why put yourself in such jeopardy?
Real estate on the Olympic Peninsula is far different than many other communities. First, we have a lot of custom homes and very few neighborhoods of tract-houses where three or four floor plans are repeated and re-painted making pricing a relatively easy puzzle.
Second, we value water views being a higher price than a mountain view, and both views being higher than a forest hideaway, except when the forest hideaway has actual timber value. Uh, oh…details!
And third, we have different ideas of form meeting function. For example a Victorian house in Port Townsend is adored, and houses in Sequim that have stairs are harder to sell, while in Port Angeles stairways are just fine.
Professional Pricing Help
Some sellers get really bad advice and do what I call the trifecta of selling sabotage: they overprice, they slash commissions so real estate agents may not want to show the property at all, and they refuse to make necessary repairs.
When it comes to pricing, most real estate agents will give you an opinion of a price range that is most likely to sell your house. It’s natural to want to start at the high end of that range so long as you are prepared to adjust accordingly. Patience grasshopper, your Realtor and the market will tell you when the price is right.
