Selling Your Real Estate

Oh, dear Seller, by the time you decide to sell that piece of real estate, you have already been through the most rigorous mental gymnastics and internal debates that you just might be a weary soul in need of good advice and honesty.  Lucky you, you’ve come to the right place!

The greatest challenges for sellers are realistic pricing and timeline, those pesky improvements and repairs that really ought to be made, and patience, patience, patience.

Pricing:  As a rule sellers generally believe their property is worth more than other properties, somewhere between 20% – 100% more.  Now all a Seller needs is a Realtor fearless enough to give you nothing but the facts (after all, honesty is the best policy).

Timeline:  Ideally, you want your real estate sold immediately, preferably the day you sign that big ol’ legally binding listing contract with a Realtor putting your house or land on the market.  Yep, that very same day will do just fine, right?  Realistically, that happens sometimes but most often that is not the case.  Most Buyers shop and compare before buying.  Most Buyers also have work or family obligations that prevent them from looking at real estate twenty-four hours a day.  That’s where patience comes in.  It only takes one buyer to see the special in your real estate, and hopefully your Realtor is helping you understand what we call “Normal Market Time” also known as our very un-scientific but professionally calculated best guess for how long it will take to sell.
