A Few Things Sellers Must Know to Sell their Land:
- Zoning. Know your zoning, and hire a Real Estate professional who understands zoning and setbacks and land use. We understand zoning and stay on top of zoning changes and trends.
- Legal Access. Whether a property is an investment property, a parcel you inherited, or a parcel you’ve divided off from your home, the access is critical for usage and also to the value of the property. We help Buyers and Sellers do their homework so access issues are resolved.
- Trees & Timber. Not all trees have value, and sometimes this includes mature trees that might be more expensive to cut & process than their timber value. In addition, if you’ve cut trees in a critical area or have a Forest Management Plan in place, your property value is affected.
- Tax Designations. This one can be a doozy. From Open Space, to Agricultural to Senior exemptions, there are some interesting tax designations on real estate, and some of them can cost a Seller a bundle if they are not transferred properly upon the sale. We help Sellers understand Tax Designations.
- Corners & Fences & Property Lines, oh my. Question for Sellers: Has your property been surveyed and do you know where your corners are located? When you see a nice long fence and think “Hmm, there’s the property line” you are only half-right. A fence may denote a line, but not always a property line. This is a tricky aspect of owning land. Fences, streams, and tree lines do not a property line make.
